It is frustrating when a lighting designer recommends a certain type of lighting and then doesn’t follow up with the source of the fixtures. I would go back to the designers and lean on them to find the fixtures for you. That is their business and they have immediate access to far more resources than you do. I wish I could offer a better solution, but I don’t have an easy answer. I can tell you that I have done as I have advised and found results every time. I have to admit that being a builder offers some leverage with the designers.

I’d recommend sticking to polished bronze or a bronze and silver combo. Whatever fixture it is, it should have some bronze in it so it doesn’t look jaky. You don’t want two completely different kinds of metals for fixtures normally.

I’m personally not a fan of bronze, so I tend to stick with polished nickel and chrome.

There is no shut off valve “handle” on a water meter. Are you really sure that it is broken?

There should be a metal tab protruding from the valve between the meter and the house. The water is turned off by twisting this tab 90 deg to be crossways to the pipe using a “water meter key,” a simple but specific tool you can buy at the hardware store for $10 – $20. Alternatively, it can sometimes be turned with various wrenches or pliers.

It’s a good idea to have one if you do not have individual valves at each faucet and be sure to add them when you install new fixtures.

I think the black marble is very traditional. Sculptors used it. It is very luxurious but does need cleaning, polishing and maintenance to keep it luxurious. You could still use white for your toilet and maybe a Grey tile on the floor and shower. Or a white tile picking up the black. You could use a Merlot on the walls to warm it up and frame out your mirror which I would run from the ceiling to the back splash. Add some traditional wall sconces with black shades or crystal ones. You could still go into the neutral brown family. Add a wall towel heater for a European look.

You could use a black and white toile wallpaper. If you do not have to paint your cabinets, a rich cherry wood stain would look great with the black. I would use nickle faucets or even a bronze. It you had cherry or mahogany woods, I would frame the mirror in that.

You could, instead, add individual round contemporary mirrors above each sink. Add an oriental rug.

I would use high hats with a white baffle for task lighting.
I would not let the black and white dictate comtemporary.

You didn’t state whether it’s hot/cold supply or waste.

If it’s on a waste pipe connection you can get replacement washer kits but more often than not it’s just as easy to replace the trap (if that’s where the leak is) or the joint (if it’s push-fit or compression). When you’ve got it all apart check for, and remove, burrs on the ends of the plastic pipes. Any on the inside can trap hairs and other crud causing partial or eventually complete blockages. Any on the outside can damage rubber seals or get under them causing leaks. Also check for cuts or nicks where the seals sit on the pipes as these will be almost impossible to make leak-proof. Replace the pipe if necessary.

If the leak is on a threaded supply connection you turn off the water, dismantle the leaking joint, check the olive for damage, put a few turns of ptfe tape around the olive, and reassemble and tighten it up (don’t overtighten it, though). If the joint uses rubber washers take them out, make sure the parts the squeeze up against are clean and lime-free, put new washers in, and reassemble and tighten the joint. You can then turn the water on and check for leaks.

If the leak is on a soldered connection it’s sometimes possible to turn off the water, drain the affected part of the system down, and use heat, flux and UNLEADED solder to re-solder the joint. Usually, though, it’s easier to to cut out the leaking section and replace it with new.

If the leak is on a push-fit plastic supply pipe go and turn off the water supply to it NOW. A leak on copper can just sit there and drip a little for months, or even years. A leak on plastic push-fit will get worse VERY quickly – the worst scenario is that the joint will pop off while you’re out causing flooding. For plastic push-fit a repair is, really, just a case of dismantling the joint, checking the pipe for damage/burrs etc, then putting a new joint on. If the pipe is damaged you may need to replace a section. There are various types of push-fit some of which can be disassembled by hand – some of which needs a special tool.

You can use the vanity unit immediately.

If you’ve used any solvent weld joints you’ll have to let the assembled joints harden off for however long is specified on the solvent tin. IIRC it’s usually about 12 hours. I’ve not covered solvent weld because it is rarely used for bathroom refits (so unlikely to be your problem), and due to the hazardous solvent is really a job for a plumber.

Proper interior bathroom lighting provides comfortable, adequate, un-shadowed light. There are several styles of bathroom lighting, and proper placement of your lighting is important for best results.

Styles of Bathroom Lighting

Bath and Vanity (also called a bath bar) has two or more bulbs and is installed over the mirror and sink. The number of bulbs you will require depends on the length of your mirror.

Adding Sconces to the sides of a mirror can help even out the light on your face and eliminate shadows during activities such as makeup application and shaving. In addition, sconces add a decorative touch to help complete your overall bathroom design.

Ceiling Lighting is used in addition to the lighting around the mirror. Ceiling lighting helps to illuminate the rest of the bathroom and can be used in the center of the room or in alcoves to improve overall conformability and safety.

Lighting Placement

The purpose of mirror lighting is to surround your face with light. A Bath and Vanity fixture is intended to cast light downward, while the sconces are intended to illuminate from the sides. The bath and vanity fixture should be about the same width as your mirror. When hanging the fixture, take into consideration the relative heights of your family and install the lighting at about average forehead height. An average height in most homes is about 66” from the finished floor. The mirror should be hung 1-5” below the bottom of the fixture. The sconces should be equal height on either side of the mirror and positioned to fill in the sides of your face with light.

Most bathrooms will also require at least one ceiling fixture to properly illuminate the remaining area of the bathroom. If your bathroom has additional alcoves you may want to consider adding small fixtures in those areas for even overall lighting.

Matching your lighting and plumbing fixtures

Consider the finish of your bath faucets when purchasing your new light fixtures. Most manufacturers offer a variety of finishes to match bathroom faucets, lighting and accessories for a cohesive overall design.

In many homes, the bathroom is nothing more than a place for dumping dirty laundry or storing endless bottles of shampoo and hair remover. The bathroom is meant to be a place of rest and relaxation, that place where you can sink into a hot bath or enjoy a steaming shower after a long, hard day. It’s supposed to be that one place where you find sanctuary from the world and enjoy the serenity of your surroundings. If your bathroom is closer to a war zone than a peaceful sanctuary, something needs to be done to change it. Not only can a refurbished bathroom add thousands to the value of your home, but it also makes you feel better about going in there every morning.

A bathroom offers myriad opportunities for sprucing up: the bath, the shower, the rails and handles fixed onto the walls, the floor and wall tiles, the light fixtures and, finally, the bathroom vanity. First Things First

The first thing your need to do is get rid of the sink or vanity that’s already in your bathroom and get the space ready for your new vanity. Check under the vanity to see how it’s attached – probably with some screws through a rail on the back (often called a “nailer”), or in the corners. While your head is under the countertop, look to see how your countertop and sink are attached to the base. Again there may be screws holding the top in place, or it may just be held in place with glue.

Removing your old vanity will be easier if you take off the top (it will be lighter). Finally use a utility knife and run the blade around the edge, cutting through any caulking holding the vanity edges to the walls or backsplash.

Taking Out the Old Vanity

As in any plumbing project, before you begin, turn off the water to your bathroom. Hopefully this means closing the shut off valves on the water feed lines to the vanity, but in some cases it might mean you need to shut off the water to the whole house. You’ll need an adjustable wrench to disconnect the supply tubes from the faucet bases, and a large wrench or slip joint pliers to undo the drain. (It’s a good idea to have a bucket handy when you open the drain to catch the water that’s remaining in the trap.)

Take off the doors and remove the drawers from the vanity. If there is any molding around the base of the vanity, remove it as well. Now get down on your knees and take out the screws holding the vanity to the wall, and if you’re going to take off the top, undo the screws holding it in place or use a pry bar to break it away from the base.

You should be able to slide the vanity out and away from the wall, but in some cases you may have to pry it away from the wall. If you do, use a thin scrap of wood to protect the wall from the pry bar. It’s a good idea to put down a thin sheet of plywood or even an old blanket to prevent gouging your floor when sliding the vanity.

Once you’ve removed the old vanity, inspect the area for any damage. This is when you can repair any dings or water damage in the walls and ensure your floor is sound and level.

Carefully measure the height and width of your new vanity. Determine where you want to position it and mark the edge locations with vertical lines. Now, measure and mark up from the floor in three places the height of your vanity. Use the highest mark and draw a level line through it, joining the two vertical lines. You now have an exact outline for the placement of your vanity.

Carefully measure the locations of the water pipes and drain lines coming out of the wall and transfer those measurements onto the back of your vanity. Use a hole saw (at least 1/2″ larger than the pipes) and drill holes for your water lines. Cut the cutout for the drain with a larger hole saw or a saber saw.

Verify where at least one stud is in the wall behind your new vanity, measure and mark its location on the vanity nailer, and drill a pilot hole for the 3″ screw that will hold it in place.

Finally, Installing the New Vanity

Minimize the chance for damage (and make the vanity lighter and easier to move) by taking out any drawers and removing the doors.

Protect your floors and move the vanity into position, then slide it into place with the water and drain pipes coming through the holes you cut in the back. Check that the cabinet is level (both side to side and front to back), and use shims to level it if necessary. Once the vanity is level, attach it to the wall using 3″ screws.

Installing the Top and Sink

If your new vanity has a built in or molded sink, you will need to install the faucet before you put the top in place. Start by putting the faucet through the precut holes and hand tighten them. Now turn the vanity top over and use a wrench to firm them up. Attach flexible water supply lines to the base of the faucet and the tail pipe to the sink drain. Finally spread a bead of silicone caulk all around the edge of the countertop, then turn it over and position it on the vanity with the backsplash tight against the wall.

If you’re putting a separate sink into your new vanity, you will need to install the countertop first, then install the faucets to the sink, and finally put the sink into the countertop.

Final Steps

Attach the flexible feed lines to the water supply valves and connect the sink tailpiece to the trap and drain. Run a small bead of caulk around the base of the faucet and where the vanity top butts against the backsplash, and then install moldings around the base of the vanity. Finally, turn the water back on and check for any leaks.

You can get how to books on doing certain remodeling, but it is a lot of work.

First make sure that the basics are good. With a condo, check first to make sure how many are in foreclosure in your condo community as if too many are in foreclosure, they may not have money to pay for water or insurances or other expenses and it could be very expensive or cost you assessments. I live in FL so this has been a problem here. If too many don’t pay maintenance, then services can’t be provided or it costs you more so be aware and check into that.

Laminate flooring, whether Pergo or other, is fairly easy to put down but be sure to read the directions. Trim is a bit more difficult. My daughter put some down but she has this “I can do anything” attitude. Cabinet refacing is very difficult and you may have problems with that. That might be a job you contract out or if the cabinets are okay and the doors just need redone, you can do that. You can do a lot with sanding and paint though and postpone the resurfacing until another time. I’ve done a lot of painting and fix up over the years. You sand and put a good grade primer (there is a gripper primer that I understand is good for kitchens and it makes the paint hold better). You then put a good semi-gloss paint on top (do not use flat) and it is for wood and should be semi – gloss if not high gloss. changing the knobs can be a big improvement too. I had some groves in some doors and I put in 18 k gold leaf from a pen in those spots and they looked great. Lighting you should be able to redo as far as fixtures or paddle fans, etc. However the addition of the little ceiling lights over all the cabinets get a bit complicated and I don’t know if you can do them or not. You can get a lot of information at the stores if you connect to someone who really knows what they are doing. Look for some of the older employees. Check at library or even on line for directions. HGTV decorating is a great proram to watch to get ideas. Counter tops can be replaced. You can add granite or cover them with tile (I’d suggest larger tiles rather than the real small ones as they tend to get grout dirtier. Can do laminate as I’ve seen directions, but more than I’d want to do. I’d rather tile. Appliances you can replace fairly easily. Bathroom — vanities aren’t too bad, toilets not too bad with directions. Tubs are a bit more complicated but not impossible. I like the shower heads and then the hand held showers attached to them. I put them up myself so they are easy. Do you know to use the little plumbing tape when removing heads and putting on new ones You can read up on them. Don’t expect to get it done quickly. Unless cabinets were terrible, I’d paint and wait until later on. Counter tops depends on how bad they are as to when you replace them. With vanity, if it is a cabinet, you can paint it easily too if it is in fairly sturdy condition. Some use the free standing units, but I don’t like them as I like a place to put things. I saw a bathroom doneon HGTV today that would be fantastic. It was a big room (think it was a bedroom) and it had a big shower put in and a separate bathtub, a towel heater, a new light fixture, some tiles (little ones on the wall). I can’t recall what they did on floors.

On kitchen with Pergo and laminate, if it gets too wet, it can be a problem and with Pergo, you don’t want to track in any blacktop as it messes it up, but I’d like laminate on my floors but it is beyond what I can do at my age and with my knees.

check out things like the furnace and AC units as with many foreclosed homes, appliances have been taken and copper taken from plumbing and AC so make sure yours is all intact.

Good luck to you. With a condo you do have maintenance fees and you get insurance on the insides and the condo assn. should have insurance on outsides. Water is often included, but if condo assn.doesn’t pay it, then you may hve it turned off (that problem with foreclosures). Always check it out. Know if you can rent it out later or if only owners can live there. Find out any restrictions.

Twenty two years ago, before it was even popular like it is today, I used an antique piece of furniture, cut a hole in the top, dropped in a scalloped porcelain sink , and transformed it into a working sink/vanity in my downstairs bathroom. And, the oak furniture piece cost only $165.00. Yes, I had to retrofit the drawers so they could still be used, but the end result is well worth my efforts. The style of the furniture is curved in front with a harp on the back for hanging towels, like an old fashioned wash sink to match my victorian bath. But you can use any other style to fit your decor.

I refinished the vanity with Minwax Antique Oil Rub. The oil absorbs into the wood and is waterproof. You may be tempted to finish the wood with polyurethane and although it is waterproof, it will eventually end up getting scratched and begin to lift which will result in more maintenance that you may want to dedicate to the vanity. Whereas the oil soaks into the wood, not coating the surface like the poly. And the finish is hand rubbed, leaving a wonderful patina look to the wood.

May I suggest that you skip the bathroom showrooms and go directly to the flea markets, consignment shops, antique shops and the like?
You may be surprised what you can find if you have the time to shop, because if you have more time than money, you are sure to find something that will work for your application.
